What are floorplan services?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser takes measurements of the property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage of the house and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service required?

Disputing real estate taxes

Tax records often reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more square footage than you have! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A home measurement service can ensure that you're paid fair market value for your house. Square footage is one of the biggest elements potential buyers examine when purchasing a home — but since these values are often approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to reference a previous appraisal or home measurement service performed by an appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that accurately reflects true market value, we suggest requesting a measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool to entice potential buyers since they can see the layout and details of the house before and after a showing.
